Cancun: New attempt by Pok Ta Pok owners to build a hotel

The owners of Pok Ta Pok have once again requested the regional Environmental Impact Statement (EIS) for the construction of the Cancun Peninsula Project, which includes Hotel, commercial and residential areas.

The request of the owners, Emilio Gamboa Patrón, Ricardo Vega, Antonio Karam and Los Mouriños, under the corporate name Hazama Corporation, was published in the Semarnat Ecological Gazette (No. 0038, from August 15 to 21, 2024), where they detail each of the buildings, commercial areas, green areas, interior streets and condominium towers, as reported by Noticaribe.

The project consists of 24.91 hectares and 33.25 hectares of green areas; made up of 1,370 homes and 810 Hotel rooms, three commercial and free standing areas, as well as roads and green areas.

According to Hazama Corporation Desarrollo de Turismo SA de CV, the total investment will be 23,961 million pesos, “of which 334 million pesos will be used in the preparation stage, which will begin at the time of obtaining the Regional MIA; 14,124 million pesos will be invested in the construction stage, as well as 1,569 million pesos in the operation and maintenance stage,” they state in the document.

Initially, the project was approved in September 2022 by the Municipal Secretariat of Ecology and Urban Development in Benito Juárez. “The Project that is undergoing the environmental impact assessment (EIA) process is a mixed-type development: with a Hotel, commercial and residential component. Given its location in a fully urbanized area (Cancun Hotel zone), from its conceptualization, the project takes into account the integration of the green area characteristic previously used as the Pok Ta Pok golf club and opts for a low-density project. It consists of the construction and operation of a mixed development, on a 57.25 hectare property in the municipality of Benito Juárez,” the study document states.

As reported by REPORTUR.mxresidents of the Pok Ta Pok residential area asked the municipal and state government to convert the Pok Ta Pok golf course into a public course for the enjoyment of the population and tourism, as was done with good results in Acapulco. This was stated at the time by Mercedes Hernández, owner of this residential area since 1978 when she acquired her property with the promise that there would be a golf course.
